Streamline Towers construction update

streamline towerStreamline Tower construction is moving right along. The tower construction is roughly half way done.  The project is located downtown, in the "entertainment" district.

Streamline Tower will eventually rise 21 stories and have 275 residences. Residents will be within walking distance of 11 movie screens, 10 casinos and 30 restaurants, not to mention numerous shops and entertainment options.

The project offers 14 different floorplans of one, two and three bedroom residences.  Residents who purchase pre-construction units may customize them to their individual tastes with a choice of a wide range of flooring, fixtures and other options.

Newport lofts construction update

newport lofts constructionQuite a few of the projects announced in 2004 and 2005 are rapidly finishing up construction. Newport lofts are located in downtown Las Vegas and are being developed by the Cherry group.  They were the same developer for the Soho lofts (structure to the left of Newport). Construction for that project was just completed last year.

From the outside of the building, it looks like the main structure has almost reached the top. Newport will feature a very cool swimming pool and party area on the roof. It is one of the several projects that are revitalizing downtown Las Vegas and the new art district.

Panorama Towers

panorama towers constructionIf you aren't familiar with Panorama Towers, its probably still one of the hottest projects in Las Vegas. Celebrities like Leonardo DiCaprio, Pamela Anderson and Janelle Pratt own units at Panorama. Construction on Tower Two is continuing with tower one being wrapped up. Residents are already starting to move in and according to Panorama's agent, roughly half of the closings are completed.

Fame Becomes Her

I'm sure that everyone here has known someone or has a family member that has changed after they came into a great deal of money or attention. Sometimes that can cause a rift in a friendship or strain family relations. Ask anyone who has won the lottery. Or has had the media focus on their life.

Well, that is not always the case. Sometimes, fame becomes them. Of course, its not the first time that Toy, my traveling Pekingese has been in the news. Back in 2003, she managed to escape the house and was taken in by a neighbor. Unfortunately, the neighbor decided that Toy was too cute to return to her rightful owner and kept her for 18 months. During that time she also moved from Las Vegas to Des Moines, Iowa.

Thankfully Toy escaped from her captor and enlisted the help of a good samaritan on his way to work. He took Toy to the local animal shelter that he adopted his dogs from. They, in turn, found her microchip and the rest, as they say, is history. This week Toy was selected as the "Dog of the Week". Parkline Lofts

parkline loftsParkline lofts is a low-rise loft community located on Basic Road and Pacific Avenue in downtown Henderson. Mybloglog SOLD

MyBlogLog has some pretty big buzz going for it. The popularity of the site has skyrocketed (sound familiar?) lately.  I had put up a post about mybloglog the day after Christmas. mybloglog posseSince then, my friends, contact, family and fans have grown to over 50. 

Since the page rank update from google, all of my community pages have went to a page rank of 3. Not bad considering the profile is just a few months old.  The index page now has a page rank of 7 and google is showing 60,700 pages indexed as of the date of this post. So its no wonder that the site has been SOLD.

Yahoo bought the site last week.  The site was launched according to Forbes last JULY. The actual purchase price varies per news service, but it looks like it was in the $10 million dollar range.  Which means that social networking is definitely here to stay and I'm sure we'll be seeing mybloglog clones soon, if they aren't already out there. Yahoo is betting on social networking as they already own the photo sharing site Flickr. Maybe they'll branch off into real estate and Matt and company will be getting a call next?-Charles

Watchr

watchrSocial networking is here to stay. It seems every other day I stumble on yet another site is involved in social networking. It makes perfect sense when you think about it. Today's world is about speed and getting what  you want. Its everywhere in our culture. Back in the 70's McDonalds did a study on how fast their food was delivered and what the average consumer thought was a quick time. Back then, the "fast" time was about 5 minutes. Today, fast is considered by the "average" consumer to be under a minute. Its no wonder that sites that can be configured to your exact specifications giving you only the information you are interested in are hugely popular.

Watchr is an aggregator. You can "watch" any topic you want, from your favorite Television programs to your favorite Las Vegas realtor. Watchr scans the web for news and websites about whatever topic you are looking for and then groups then together for you.  Its free to sign up. Once you have registered, you can then make your own watch list of subjects you find interesting. Can't find it on watchr?  Then start your own watchr topic. They have a list of topics to associate new lists to that covers the basics. When searching, you can specify between People, Music, Movies, TV, Sports and Tech or just do a broad range search through all channels.

The site is still growing but has some cool features.  I think what sets it apart from similar aggregators are the different channels. Watchr is focused more on popular culture (at least at this point, do a Grey's Anatomy search). I've done my part by adding Active Rain to my watch list, under Jade456. Several of the member posts from here are being picked up by Watchr.  Its kind of haphazard, but all of the posts that are displayed are about Active Rain and have Active Rain somewhere in the title. I also added Localism to the list.

It will be interesting to see how big this site gets. -Charles

Google updating again

googleFor those of you that live and die by the toolbar, this time around Google is pulling a double whammy--updating backlinks and pagerank. I have to say, I'm having a mixed reaction to this update. On the one hand, several of my internal pages on http://www.lvrealty.net/ have went up to a page rank of 5. On the whole, it really doesn't matter all that much since page rank has nothing to do with the serps. Or does it!?!  I decided to check a few keyword results in our market and here is what I found. The top 3 results had the exact same page rank of 5. Result 4 had a page rank of 3 for that page. Result 6 had a page rank of 6 and the last result on page one had a pr of 2. Clearly, page rank has no bearing on the results. Seems google is a little on the fence about Active Rain. I've seen page rank disappear from a few of the member profile blogs, including this one.   Whether its permanent (until the next update) or just google being google we'll have to wait and see.

Backlinks seem to be showing a theme as well. In looking at my backlinks for lvrealty.net, quite a few links from our activerain blog are showing up.   Sites that I have quite a few links are seem to be very popular this update. I'm sure the data centers are still fine tuning their results and we'll see a change in some of the results in the next few days.

Pups On Parole

pups on paroleAs some of you may know, we are very involved in animal rescue in the Las Vegas area. Several years ago we were watching a program called "cell dogs" about a training program in Carson City.  The inmates there were allowed to train and rehabilitate dogs as part of their rehabilitation.   We mentioned it to our friends at Heaven Can Wait Sanctuary.

They started their own version of the program at the Jean Women's correctional facility a few years ago. Today, they are also in the Southern Nevada Correctional Facilities as well. The inmates who apply and are accepted into the program, are taught to train the dogs.  The dogs that are rescued by HCWS are then assigned to an inmate and are given basic obedience, potty and leash training, not to mention re-building their trust in humans and self confidence.  Once the pup graduates from the program they are placed up for adoption.

The program has been a huge success and is a win-win, not only for the dogs but for the inmates as well. If you are thinking about adopting a dog, give Heaven Can Wait a call. Graduates are waiting for a forever home! -Charles

Social Networking

With all of the buzz surrounding "web 2.0", quite a bit of attention has been focused on social networking sites like Myspace.com or even ActiveRain. After all, its a perfect example of what can be done in a short amount of time. AR came about at the perfect time in internet history.  Had it arrived sooner (or later) it may not be the big success it is today. When I started tallying all of the networking sites I'm a part of, I had a huge list.

I ended up with a lengthy post debating the pros and cons of promoting these sites on my Las Vegas real estate blog. Feel free to take a look and let me know what you think. -Charles
