Close outs at Bella Vista

Great buyers' incentives are nothing new to the Las Vegas real estate market. New home builders are offering some fantastic deals in entice buyers into their communities. However, not a lot of condo communities have jumped on the bandwagon, aside from the usual no HOA dues for a year or no payments for a year when you use their in-house lender.

However, Bella Vista condos is offering a unique buyer incentive on their remaining inventory. The community is located in Green Valley Ranch, right across the street from the District. The community has six different floor plans ranging from 720 square feet up to 1,200. Any buyer that purchases a Florence, Sicilian or Portofino floor plan will receive a Best Buy incentive package (the Milan, Isle of Capri and Genoa are sold out). The offer won't last and neither will these beautiful condominiums. The community is gated, with a gorgeous clubhouse, fitness center, two swimming pools and many other amenities.

Another scam going around

Today I experienced a new twist on an old scam. I was contacted by a "collector" trying to collect on a long distance bill from 2000 that I "owed" to Sprint. He wanted a little over $500 for "payment in full". I immediately became suspicious because at that time, I worked for a long distance phone company and my long distance charges were always billed through the local phone company (who coincidentally was sprint).

I requested that he send me proof. He then wanted to "verify" my address, home phone number, fax number, etc.  A real company would have all of that information in front of them. These people hope that you will want to "settle" the account quickly before the holiday.

So if you get a call like this, take precautions. If you can't remember having a particular service or patronizing an establishment, odds are you didn't. A legitimate debt will be on your credit report, but even those are suspect. If you dispute anything on your credit report, the collector has 30 days to provide proof of the debt or it has to be removed. The only thing you can count on is that the scammers will be trying out news ways of parting you from your hard earned money. -Charles

Green becoming main stream

If you haven't noticed, going Green has been going main stream. If anything, you can thank Al Gore for that. Green awareness has never been higher, and manufacturers and home builders are starting to jump on the bandwagon. There are more "green" projects than ever before, especially for Nevada. The largest green project under construction is still CityCenter, but the upcoming Union Park project will be larger.

Going green has hit every market, even the internet. You can now get a webhost that powers your site by solar energy like this green blog, Green Talk. There is even a site that lists only Green homes. Whether you like it or not, green is here to stay. -Charles

Southern Nevada has always had several major home builders that consistantly built only Energy Star rated homes. Most of those have been doing so for the last several years, but now we are starting to see green projects pop up as well. You can read the rest of the article here. -cr

Green Valley condominiums

Green Valley is a huge master planned community in the city of Henderson, Nevada. When it was first envisioned, Green Valley consisted of several large planned communities that fit into the overall master plan. As the community grew, higher density housing was incorporated into the plan and several condominium communities were approved. Now there are several Green Valley condos to choose from with resort style amenities.

If you were thinking of buying a condominium in Green Valley, there are several newer developments to choose from. The Seven Hills area has Horizons and Avalon. Both are condo conversions and usually have resales available. The master planned community of Sun City Anthem is home to the only age restricted condominuim community in Green Valley, Terra Bella. The best scam email yet

I was wondering how long it would take for the scammers to think of this one. I received an email from the IRS stating that I was owed a refund of some $240 plus dollars and to go the their website, enter in my social security number, plus my debit card account number and pin to collect. The link was branded to irs.gov/xxx

Looks pretty good, doesn't it?  I even went to the site and found this:

Its a perfect clone of the actual IRS website. All of the links point back to the same page, so hopefully anyone that fell for it and did visit the site, figured out it was a scam.  I'm betting they are making their way around the US. Just delete them. I've already reported them to the IRS via the phising email link.

A new look

For the past several months, you may have noticed that we haven't been around too much. Since the end of summer, I've been working on our website, lvrealty.net. The new site was completed and moved to a Drupal based site over the weekend and is now live on our new host. I transferred over 300 pages of content from our AA site and added several new pages in the process as well, like this page about Mantova condos. I would like to thank Max Chirkov for his invaluable help, advice and calming words.  So far over 30 new pages have been indexed in the last 48 hours and I expect the other several hundred should be picked up by the end of next week.

I also added some articles and testimonials as well as a new privacy policy and terms of use. But the biggest addition was the blog. Please feel free to take a look and tell me what you think. Most pictures are clickable and will give you a larger view with a description.  I'm still adding photos so most pages may not have them yet. -Charles
