Meet the future - Promenada at Rainbow

The future of Las Vegas condo developments is at hand --- Promenada. This project is located on Rainbow Boulevard and Warm Springs Road. Promenada is a mid rise condominium work/play project. One of the things that sets it apart from every other condo project in Las Vegas are the floor plans. It is the only one to offer handicap accessible plans----standard.   Potential residents with special needs now have a choice of luxury floor plans right away. Every condo comes with a host of what is consider upgrades at other projects. Stainless steel appliances, bamboo and engineered laminate flooring, low e windows and more.   The promenade will feature retail within the community and the project has already broken ground.

The project is also pet friendly and will feature a putting green, outdoor ampitheater, two pools and free wifi in the common areas. For more information about Promenada or other Las Vegas condos, visit me online at lvrealty.net or contact me directly at 702-493-8033 and info@lvrealty.net -cr

The Best Posts Never Read Part 1

Well here is the first version. I found so many good posts that deserved attention that I've decided to break it up into a weekly (or so depending) post, kind of like a week in review type of thing. If any of you have put out an exceptionally well written post, great information, funny, etc that never really sees the light of day, send me the url. I'll take a look and consider it for a future post. Here are my top ten best posts never read:

Katrina - its been awhile and people are still homeless there and trying to put their lives back together. This post by Eric Bouler tells about a Katrina survivor and her challenges: http://activerain.com/blogsview/101476/Lets-count-our-blessings

SEO - this is a post I put up about the supplemental index in google. I see people are still confused about it:

Real Estate - this post is by John Evarts with his idea on how to raise the bar for our own industry:

http://activerain.com/blogsview/88728/How-Realtors-Represent-Their

Overpricing - http://activerain.com/blogsview/94771/Overpriced-Listings-are-the This one is a bit of stretch since it does have quite a few comments, but I think a lot people missed it first go around.

Words to live by - this post was put up last year by Louann Nudi. Its some good advice when dealing with a client: http://activerain.com/blogsview/The-Gambler-s-Wisdom?4977

Safety - this post is fairly recent, yet everyone should read it. Being a realtor can be a dangerous job (which didn't seem to come up on the redfin piece either..hmmm) Safety is a huge concern and should never be taken lightly: http://activerain.com/blogsview/108396/MD-Realtor-found-shot

Clean, Green, Boulder City, Nevada

bicentenial parkHistoric Boulder City is located just outside of the Las Vegas/Henderson area.   The town came into being with the construction of Hoover Dam back in the 30's.  The town housed the workers and slowly grew over the years. Boulder City wasn't incorporated until 1960. Boulder City has remained a relatively small town, despite nearby Henderson and Las Vegas' explosive growth. The main reason being a strict growth policy set up by the town fathers.  The result is that the town has retained its small town roots and values over the years.

Downtown Boulder City has been revamped to preserve some of the town's heritage. The crown jewel of downtown BC is the Boulder Dam Hotel, built in 1933.  Boulder City is also home to a brand new Veterans center, two golf courses and a small airport.

If you are looking for a home without the hustle and bustle of the big city, Boulder City in the answer. Resale of Boulder City homes and condos are usually avialable and there are many great neighborhoods to choose from. Feel free to contact me at 702-493-8033 or by email at info@lvrealty.net to have listings of available Boulder City properties sent to you. -cr

Summerlin to get a green community

Pulte has announced that they will be building Summerlin's first green village. The community will be called Reverence, and will be built using the latest green building techniques available.  Reverence will also make Pulte Summerlin's next single builder village.   The project will be built on 300 acres purchased by Pulte from the Howard Hughes corporation, located on the northmost section of Summerlin. The community will be bordered by Cheyenne Avenue to the north and Lake Mead Boulevard to the south.

Pulte has released any specific for the community yet, but its expected that there will be approximately 1,500 homes in the community. Reverence is scheduled to break ground in the fall of this year. To receive email alerts about this project, simply send me an email at info@lvrealty.net -cr

Valencia condos close to UNLV

Valencia condos are located just off of Maryland Parkway, across the street from the Boulevard Mall.  They are roughly five minute from UNLV and about 10 minutes from the airport.   The project is a condo conversion, meaning the existing buildings were converted from apartments.  There are five floor plans to choose from, with one to three bedrooms available.

Standard features include granite countertops, maple cabinetry and tile flooring in the kitchen and bath rooms.  All units are also prewired for high speed internet access and cable television.  The community also offers a lit tennis court, resort style pool, sauna, spa and a clubhouse with a kitchen.

What new friends have you made?

The main purpose of Active Rain is social networking, but it seems that quite a few members have forgotten that. Several of the members here I have seen before, lurking on different forums. Some I've already started to talk to, outside of a forum or site. Last year I finally got to meet some of them face to face. I put up a post about  the meeting and wanted to thank you all for your comments. This week, I finally got to meet Toby. Toby was invited to AR by my friend, Ken Smith.  The three of us use the same web host provider and knew who each other were through their forum, but never really started speaking until AR.

Toby was in town for a friend's bachelor party and had arrived a day ahead of the rest of the group. We met at his hotel and grabbed some food across the street at New York New York. We found out that we had a lot more in common that we thought and shared more than a few similar interests. I'm grateful because I've found another friend, and you can't have too many of those!

The old saying, nothing ventured, nothing gained, certainly applies here.  Take a chance and take the first step, you never know. -Charles

Manhattan comes to Vegas

manhattan poolFans of the East Coast lifestyle finally have a choice in Las Vegas. Welcome to Manhattan, Vegas style. The Manhattan condo community is located on south Las Vegas Boulevard, across from Boca Raton. The community is nearing completion and many residents have moved in.  One of the huge draws of the community is the Manhattan Club. The glass enclosed building houses a state of the art fitness center with separate weight and cardio rooms, a business center for residents use, media room and more. The park like common areas intertwine among the resident buildings.   Residents had a choice between condo units or two story loft units.

Manhattan residents enjoy a level of security as well.  Parking areas are well lit and several areas of the complex are under constant video surveillance.

The overall architectural design of the buildings facade reflects its East Coast influences, from the gothic gargolyes to the town center type clocks.  The community is truly one of kind. The developer is also building a sister community, Manhattan West with a ground breaking ceremony this month. Feel free to contact me about either project or any of the other available high rise condos at 702-493-8033. You may also email me at info@lvrealty.net -cr

Another high rise project canceled

W LAS VEGASDespite the predictions of many experts, most of the announced high rise projects have broken ground and are going forward. There have been some casualties of rising construction costs (or that what the developers would have you believe).  The latest cancellation is the W Las Vegas.  The project by Edge Group was announced back in 2005.  It was slated to be located next to the canceled Las Ramblas project in the Harmon corridor. The initial 22 acre parcel was purchased for 108 million dollars from D R Horton.  Later, they purchased the Las Ramblas acreage for another 202 million.

According to the Las Vegas Sun, the project had no hard contracts but did have reservation agreements for 750 units. It seems to be the project just didn't generate enough interest to even cover the land purchases. I had called the sales office Friday to confirm what had been a rumor of cancellation at that time, but never received a call back. The rumor was made fact in the Las Vegas Sun the following day.

However, not all developments are having slow sales. Gemstone, the developer of the Manhattan on Las Vegas Boulevard, just announced another Manhattan project.  The official groundbreaking will be on May 22. Project CityCenter has had brisk sales and some of the projects are close to selling out (CityCenter may have had an impact on W sales).
