The sleepy little town of Boulder City is shedding that image in favor of a more hip, artsy place to live. Boulder City has spent a considerable amount of money making improvements to the downtown area, including information about the history of the town and featuring local artists and their work.

There are few choices when it comes to brand new homes due to the strict growth policy, but they are still available in two communities, Tuscan Retreat and Lake Mead View Estates. There are also some recently completed neighborhoods like Bella Vista plus some very well maintained older neighborhoods with views of the lake like Regatta Pointe and Key Largo. All of these communities are located off of US 93 heading towards Lake Mead.

If you are looking for a home more centrally located in Boulder City, Villa Del Prado is a good choice. The community has one and two story homes with fairly large size lots. Resales are fairly steady in Boulder City for most communities.

Top Producer

When I first started in real estate, I was told that I needed certain things. A laptop, cell phone, website and top producer among other things. Today the only thing I agree with on the list is the cell phone and website! I used Top Producer (6 series) and wasn't too impressed with it. Despite the many patches, it was a bit buggy and crashed my pc sometimes (at very inopportune moments). It did generate very nice CMAs, but once we upgraded our MLS program it became obselete. I've gotten several emails to upgrade to version 7, but am a little hesitant. Does anyone out there use it currently? Recommend it or not?

Transparent Phising

By now, almost everyone should be familiar with the term phising. Yesterday I got a phising email about my paypal account. Thankfully, the thieves aren't that sophisticated at all as you can see:

Dear Pay pal valued member,

Due to concerns, for the safety and integrity of the pay pal account we have issued this warning message.

It has come to our attention that your account information needs to be updated due to inactive members, frauds and spoof reports.

If you could please take 5-10 minutes out of your online experience and renew your records you will not run into any future problems with the online service.

However, failure to update your records will result in account suspension

This notification expires on 48 hours.

Once you have updated your account records your pay pal account service will not be interrupted and will continue as normal.

So basically they are asking you to give them your paypal login information on a strange website...so they can log into Paypal and wipe out your account. Whenever you get these type of emails to "update" or "verify" your account, disregard them. Your bank or other institutions will never email you to update your account online. They will physically send you something or call you directly...if ever. -cr

I'm always on the look out for unusual homes. This "spaceship" house just went up for auction. You can watch the local news video about the house. The home is located in Signal Mountain, Tennessee. I found a few more spaceship homes around the country as well, including a few Futuro homes designed by Finnish architect Matti Suuronen. Looks like the architect for the Tennessee house took some design ideas from him. -Charles

Along with this blog, we maintain several other blogs, some concentrating on the condo market as well as other niche markets. If you have been following the media coverage of the Las Vegas real estate market, you've may have noticed something strange....positive media coverage. That's right, the media has gotten off the gloom and doom train. For the second straight news cycle, print media as well as some television have been reporting positive news about the market. Two different studies by real estate tracking companies have been released in the last two weeks (one was in the Las Vegas Review Journal earlier this month, other at Forbes.com), stating that sales are up (the local REALTOR association can back that up with hard numbers) and prices are way, way down. Those are definite facts. I can't remember when you could buy a nice new two bedroom townhouse for under $60k. But its not just the entry level of the market seeing huge price drops. One of our clients is closing on a luxury home that listed for just under $1 million last year (and worth every penny). Full of custom features, built-ins, pool, park like landscaping and a huge lot, the property sold for just under $500 and its not a bank owned property. Chaco Canyon in Mountains Edge

KB Home has been busy at Chaco Canyon in Mountains Edge! Last Friday my husband and I went out to Mountains Edge to see how construction was going. Chaco Canyon is at the edge of the development and is very secluded at the moment. Currently a small section of Chaco Canyon has been completed and residents have already moved in and are enjoying the many Mountains Edge amenities. Construction is ongoing in the rest of the community and is scheduled to be completed next year.

The Chaco Canyon neighborhood consists of three communities: Anasazi, Bonita and The Villas. Most of the homes offered are two story, although there are few single story plans available exclusively in the Bonito neighborhood.

If you are thinking about buying one of the many Mountains Edge homes available, there are a lot of choices and builders to choose from. Several neighborhoods have model homes with more planned.

Mountain's Edge is a huge master planned community in Las Vegas. The entire project will cover over 3,000 acres with over 600 acres set aside for parks and public facilities. The community will have historical as well as cultural tie-ins and will old world themed. There are 20 different builders involved in the project, giving each neighborhood its own unique feel. Community amenities include several themed parks, a performing arts center, a skate park, tennis complex as well as other sports facilities. Construction has started on several neighborhoods thoroughout the project.

If there is a "neighborhood" that stands out in Mountain's Edge, its Yellowstone by Meritage Homes. The Yellowstone community inside Mountain's Edge offers five neighborhoods of one and two story single family homes. The center piece of the Yellowstone community is "The Club" at Yellowstone. Taking a tour of Laughlin

When people think of Nevada, they can't help but think of Las Vegas. If you took a poll of a random group of people, most would probably think Las Vegas is also the state capital (its not, Carson City is). So its no wonder that Laughlin is often overlooked. The community of Laughlin started off as a sleepy little town on the Arizona border by the Colorado river. Over the years the town grew into a prospering city with resorts, gaming and golf.

Unlike the Las Vegas market, the Laughlin real estate market was largely unaffected. A quick look at the MLS (Laughlin is still in Clark County) shows only 21 homes for sale in a city with a population of almost 9,000 residents!

Laughlin has become a destination for many groups and individuals over the years. It is the third most visited resort destination in the state. The popular Laughlin River Run has become a tradition to raise money for charity. Right across the Arizona border is Bullhead City, which shares a communal airport with Laughlin. New Year's celebrations are very popular there, since quite a few revelers will celebrate New Year's next door in Bull Head city and then celebrate it again an hour later in Laughlin.

If you are thinking of getting away for a long weekend or purchasing a retirement home, Laughlin deserves a look. Its only 90 miles away from Las Vegas as well.

Open Realty

For those of you with custom sites, if you aren't using this program yet you probably should. Open-realty is an open source program, meaning you can install it free of charge. It’s written in php, and allows you to add an unlimited number of fields to listings, different types, upload multiple pictures or a virtual tour with minimal hassle. You can specify which fields are searchable and you can implement a sign up feature to allow visitors to signup as a member, save searches and get email notifications when new properties are added that match their saved search criteria. The design is search engine friendly as well and the interface is a WYSIYG editor with a template based system to allow for customization. You can customize title and Meta information on a per page basis.

The software has been around for a while and there are some commercial add-ons available now for the core product, a CSVLoader (allows you to import listings from CSV files, including images) and an IDXManager. The IDXManager will import IDX listing data and photos into Open-Realty. The only stipulation in use is that you must leave in the html comment in the coding. If you want to remove it, you'll need to buy a license for $250, which is very reasonable considering. The program is available for download at http://www.open-realty.org/download.html. Your web host will need to support PHP 4.3 or higher, PHP GD Support or Imagemagik for thumbnail creation and MySQL or PostgreSQL for the latest version.

The software is constantly being updated and prior versions and revisions are listed on the site. Planned updates include full multilingual support.

Summerlin - The Arbors: a Tennis' lovers haven

Most people when shopping for a home relating to a sport it inevitably ends up being golf. Not that I have anything against the sport, other than I can't hit a golf ball to save my life. So it's no surprise that there are a lot of choices when it comes to golf course real estate. That's why the Arbors in Summerlin is such a rare treat for tennis afficiandos.

The Arbors is located closer to the surrounding mountains, giving it a higher elevation and consequently, great views of the city and mountains. The views are nice, but the big draw is the Arbors Tennis and Play park. It features five outdoor tennis courts, including a stadium court that are fully lighted. The park also has a tennis pro shop! It is also home to the 45,000 square foot Veterans Memorial Leisure Services and Community Center that has a fitness area, full court gym, play room, aerobics area, workspace and classrooms.
